bema group receives DGNB Gold certification for the TRIGON in Düsseldorf Attractive multi-tenant property with international tenants
During the polis CONVENTION in Düsseldorf yesterday, the bema group received the DGNB Gold certificate from the German Sustainable Building Council (DGNB) for the TRIGON project in Düsseldorf. "We are delighted that we have now officially received this certificate for one of our landmark buildings," said Diana Malaeva, Manager Project Development at the bema group. "As a company, we have made it our mission to develop and realize ESG criteria and thus sustainable products in all phases of the projects. The entire design, planning and construction process must be constantly reviewed, evaluated and adapted in line with DGNB criteria." TRIGON, which is already 90 percent tenanted, also has a WiredScore certificate, confirming the high level of digital connectivity and the full transparency of the building's digital infrastructure.
In order to be able to record and map the sustainability of a building in as much detail as possible, the DGNB system uses numerous criteria from a total of six subject areas to assess different phases of a building's life cycle. These reflect the DGNB's holistic understanding of sustainability and include ecological quality, economic quality, socio-cultural and functional quality, technical quality, process quality and location quality.
bema group sells residential project in Krefeld to GERT LICHIUS Group Upgrading and revitalization of a former industrial site
The bema group from Düsseldorf has sold part of the ZOOBLICK project in Krefeld to the GERT LICHIUS Group. Six semi-detached houses are being built on a plot of around 1,470 square meters on Uerdinger Strasse.
The exclusive residential quarter in a historic, green location on the site of the former Herkula paint factory was acquired in 2019. The bema group obtained planning permission in 2023 on the basis of the accompanied development plan procedure and subsequently completed the implementation planning.
Decontamination and demolition measures have already been carried out on the site. Development work has also been carried out under the responsibility of bema.
The semi-detached houses are each around 180 square meters in size and offer high-quality fittings, including roof terraces and gardens as well as open-plan, bright living spaces. The buildings are being constructed to the highest energy efficiency class KfW 40 and are equipped with photovoltaic systems and e-charging points. All buildings are equipped with air-to-water heat pumps. Each house has a garage.
The ZOOBLICK project also includes three apartment buildings, in which a total of 58 apartments will be built. VIVAWEST is currently responsible for realization. The company acquired the project development from bema in August 2023. ZOOBLICK was designed by the Düsseldorf architectural firm Konrath und Wennemar Architekten Ingenieure.
bema group receives planning permission for further project in Neuss Industrial Solutions Center+ of EPSON Deutschland GmbH is created
The bema group has received planning permission for EPSON Deutschland GmbH’s Industrial Solutions Center+ on the former Pierburg site in Neuss. In the new building on Leuschstrasse, the world’s leading technology company will present to its customers new specialized industrial applications and developments for large-format printing machines and robots, as well as setting up modern testing and training facilities. Among other things, applications in the field of textile printing and industrial label printing will be on display. These include, for example, the sustainable PaperLab, which recycles office paper.
The Industrial Solutions Center+ is located in the immediate vicinity of EPSON Germany’s headquarters. The company uses around 3,000 square meters of office space in the TRIGON office property in Düsseldorf-Heerdt, which was also developed by bema.
Construction work on the former Pierburg industrial site is expected to start in summer 2024. bema group submitted the building application for the Industrial Solutions Center+ in April 2023. The lease agreement with a term of 15 years was already signed in August 2022.
Joint venture between bema group and ABG Real Estate Group realizes Green Campus in Cologne Sustainable project to be created in joint venture by 2030
The joint venture between the bema group and the ABG Real Estate Group is developing the sustainable Green Campus on a site measuring just over 14,000 square meters in Cologne. The currently built-up and completely sealed area will be returned to the urban community in the form of a modern and green campus concept.
Three free-standing and terraced buildings are to be built by 2030 according to the plans of the architectural firm ingenhoven associates (Düsseldorf). These will be linked by attractive path concepts, green spaces, play and activity areas as well as recreational facilities, creating the Green Campus as a whole. The development plan is now to be developed on the basis of the urban planning design.
Crowd puller in Cologne Banksy exhibition as interim use
The bema group, the ABG Real Estate Group and COFO-Entertainment GmbH have concluded a rental agreement for interim use, bringing a crowd-puller to Cologne: On November 2, the Banksy exhibition opened in the halls of the former Dresen car dealership on Oskar-Jäger-Straße in Cologne-Ehrenfeld. “The Mystery of Banksy – A Genius Mind” can be seen until March 17, 2024. Since the world premiere in Munich in March 2021, more than 1.8 million visitors have seen the exhibition about the exceptional artist, making it the most popular and most successful show about the street art superstar in the world.
bema group sells ZOOBLICK project in Krefeld New exclusive residential quarter being built in sought-after location
The bema group is selling part of the ZOOBLICK project in Krefeld, directly opposite the zoo, to the Gelsenkirchen-based housing company VIVAWEST. An exclusive residential quarter will be created there in a historically grown, green location on the site of the former Herkula paint factory. The total living space of the ZOOBLICK quarter is around 5,400 square meters.
"In VIVAWEST, we have found a buyer with strong implementation capabilities that will make a valuable contribution to easing the housing situation," says Ralph Schneemann, Managing Director of the bema group. "We also know the company very well and have already come to appreciate it as a trustworthy partner in 2017 with the sale of a large residential development in Düsseldorf city center and in 2022 with the sale of a construction site on the former Pierburg site in Neuss." The building permit for the ZOOBLICK project has been granted and construction is expected to start this year. VIVAWEST plans to complete the project in early 2025 and both parties have secured the realization of the project. The parties have agreed not to disclose the purchase price.
The bema group is selling the already developed plot of land - which also includes the building permit plans - for three apartment buildings with a total of 58 apartments, which will be built on a 5,270 square meter plot. Around 1,630 square meters will be allocated to a new building on Uerdinger Strasse. The one- to four-room apartments planned here, ranging in size from 33 to 106 square meters, will have balconies with a view to the south towards the green areas of Krefeld Zoo opposite. Front gardens, which are directly accessible from the first floor apartments, can be used by future residents as green oases of relaxation and also enhance the streetscape.
The design for the entire ensemble was created by Düsseldorf architects Konrath und Wennemar Architekten Ingenieure. The sales process was accompanied by LINKed Immobilien, Essen.
Top-class global players move into rental space Attractive multi-tenant property in Düsseldorf excellently positioned on the market
The TRIGON office building at Schiessstrasse 47-49 in Düsseldorf, developed by the bema group, has already made an outstanding name for itself in recent weeks as the headquarters of top-class, internationally active companies. Another important milestone has now been reached with the handover of the rental space to EPSON Deutschland GmbH: as of today (June 15, 2023), the Japanese technology group is moving into its new German headquarters on the fourth and fifth floors of the multi-tenant property in Düsseldorf-Heerdt, relocating its company headquarters from Meerbusch to the Rhineland metropolis after almost 20 years. In future, 120 employees will work at the new location. In addition to 3,000 square meters of ultra-modern office space, the ten-year lease plus extension option also includes the use of two exclusive panoramic roof terraces.
On this occasion, Henning Ohlsson, Managing Director of EPSON Deutschland GmbH, emphasizes the excellent cooperation with the bema group: "The relocation of the German headquarters from Meerbusch to Düsseldorf is one of the central projects for our company this year. We greatly appreciate the professional cooperation with the bema group - not only in the timely construction of the office space in our new headquarters in TRIGON, but also in the site selection and preparation of the new Industrial Solution Center in Neuss. The bema group provided EPSON with comprehensive support in the search for a location for the Industrial Solution Center. Ultimately, bema's own property on the former Pierburg site in Neuss was chosen. This project - as a commercial part of a district development - is currently in the planning permission phase and will also be built by the bema group on a turnkey basis.
Both leases were managed by CBRE as part of a tenant representation mandate. Legal advice was provided to the landlord by the law firm Rotthege.
With the arrival of EPSON, 90 percent of TRIGON's total rental space of 10,300 square meters is now occupied. A 1,100 square meter area on the second floor, which can be divided into two rental areas, is still available. "The letting successes to date confirm the outstanding attractiveness of the location in the business hotspot of Düsseldorf-Heerdt and our strategy of creating new domiciles for global players in this prominent location in the state capital," says Ralph Schneemann, Managing Director of the bema group. Back in 2014, bema built SILIZIUM, an office building for the European headquarters of the Chinese telecommunications group Huawei, in the immediate vicinity.
EPSON INDUSTRIAL SOLUTION CENTER Neuss Building application submitted for modern Demospace building
The bema Group is building a new Industrial Solution Centre for EPSON Deutschland GmbH on the former Pierburg site in Neuss. In the immediate vicinity of its future headquarters in Düsseldorf-Heerdt, which was also developed by the bema Group, the world's leading technology company will present new developments of printing systems, robots and projectors to its customers and set up modern testing and training facilities. The bema Group submitted the building application for the new building in Neuss' Leuschstraße at the beginning of April. The lease agreement with a term of 15 years had already been signed in August 2022.
The Industrial Solution Center has a total lettable area of around 2,600 square metres. Construction can start immediately after planning permission has been granted. If the construction work proceeds according to plan, EPSON will be able to move into the new Demospace building after approximately twelve months. It consists of a single-storey hall area and a two-storey office section. The building will be heated independently by air-water heat pumps. Photovoltaic systems are used to generate electricity. In addition, the roof areas are extensively greened. The property thus meets current standards in terms of environmental protection and climate friendliness and ESG criteria. This also includes the installation of parking spaces for electric vehicles and easily accessible storage facilities for bicycles. The new building thus fits perfectly into the sustainable mobility strategy of the future Pierburg site.
With its clear architectural structure, the EPSON Industrial Solution Center embodies the structural entrance to the newly emerging quarter. "We see this as an initial spark for the development of the former factory site and a clear signal for the settlement of further commercial users," says Lydia Trucksess, the bema Group project manager responsible for the project.
